Our Opportunity:

The Managing Director will provide leadership, training and professional development opportunities to staff at all levels of the organization. Collaborate with multiple departments including the Strategic Management Office, Legal, Compliance and Finance. Ensures that all properties are safe, attractive, well maintained and are operating within budget. Responsible for assisting Corporate Real Estate with initiatives throughout their geographic region and ensures the flawless execution of business-critical operations.

What you’ll do:

  • Develops departmental goals, plans and standards consistent with operational, administrative, legal and ethical requirements and objectives of the organization
  • Probes, challenges, guides and communicates effectively in order to bridge the gap between the business issue and the real estate solution
  • Plans, organizes and directs all activities related to staffing, including hiring, orienting, evaluating, disciplinary actions and continuing education initiatives
  • Prepares budgets and ensures compliance with allocated funding
  • Coordinates and directs internal/external audits
  • Maintains knowledge of applicable statutory, regulatory and administrative requirements relative to regional operations and ensures regional compliance
  • Works closely with direct reports on scope of projects to ensure quality delivery of all projects
  • Approaches issues, identifies alternative solutions, make recommendations and present them in an easily understood manner
  • Conducts plan review for major capital projects in alignment with the CRE Design and Construction Standards.
  • Reports risks/issues and key metrics to CRE Leadership
  • Communicates effectively with CRE Leadership, Local Leaders, other Regional Directors, Project Managers and Preferred Firms responsible for project work
  • Maintains relationships with the customers of CRE and external vendors.
  • Manages staffing for all projects within the region and collaborate with other Regional Directors to meet the shifting needs of the Schwab’s business drivers
  • Works with respective direct reports regarding load balancing to ensure successful delivery of all projects
  • Projects future staffing needs based on annual project plans
  • Contributes to the broader management of real estate group through input into and involvement in the establishment and carrying out of strategies, policies, practices, procedures, etc.
  • Recommends and implements plans for the leasing, development, acquisition and disposition of real estate including new site identification, purchasing, lease renewal, reconfiguration, renegotiation, expansion and relocation for the business supported
  • Makes recommendations on space usage, site optimization, re-deployment of underutilized assets, and recommendation of strategies to take advantage of unique market conditions
  • Plays a key role in overseeing the design, construction and move process for new space, re-locations and new developments
  • Assist in the development of key performance indicators and occupancy metrics to drive efficient and consistent utilization of real estate across the regional portfolio and maintain such metrics
  • Manage the portfolio within the objectives established
  • Serves as an active participant in management teams providing guidance and support to real estate related activities
  • Provides working knowledge of space programming, space use standards, trends, and practices, in applicable disciplines.
  • Recommends capital expenditure budgets and project costs, provides financial modeling and analytical support to real estate projects
  • Recommends selection of new space, including subjective and financial analysis of alternative locations, negotiation of business terms, development and coordination of the approval process
  • Interfaces with diverse range of management and staff, actively manages numerous internal and external resources, consultants and contractors

What you have:

  • 10 + years of Construction Management experience
  • 5+ years of Management experience
  • Bachelor Degree required.
  • Communication – Excellent written and oral communication skills at all organizational levels
  • Real Estate - Strong real estate management and development skills
  • Leadership – Proven leadership skills to build and manage large and complex teams
  • Problem solving - identifies and resolves problems in a timely manner and gathers and analyzes information effectively
  • Analytical skills - advanced real estate, financial and project management analysis skills
  • Quality management – demonstrated drive to improve and promote quality, accuracy and appropriate levels of due diligence
  • Judgment - demonstrated ability to make timely and effective decisions using sound and appropriate judgment
  • Planning/organizing – proven track record in planning and organizing large teams and projects, prioritizes and plans work activities, uses time efficiently and develops realistic action plans
  • Conflict Management – Ability to manage conflict constructively and effectively
  • Organizational Skills – Strong organizational and interpersonal skills
  • Analytical skills - advanced analytical skills to work with the tools, data, and metrics
